Remodel or Move? The Math Almost Nobody Does Before Signing With the Contractor
"The remodel costs about the same as moving."
They tell me that with the contractor's quote in their hand. And it makes sense to be scared: when that number arrives, you think you might as well just move.
But "about the same" is not a calculation. It is an impression. The calculation has three parts, and it is worth doing before you sign with the contractor.
Part 1: what the remodel really costs
The quote is what the contractor tells you today. It is not always what ends up costing. Add up the things that almost never make it into the first number:
- What turns up when a wall is opened or a floor is pulled up, and nobody saw it before.
- The days or weeks without a kitchen, a bathroom or a bedroom, and what that costs you in eating out or living on top of each other.
- The delays, which are common on jobs like this, and how much it stretches each month the house is torn up.
- The money for the work, which comes from savings or from a loan, and that loan has a cost too.
Ask the contractor to explain what is included and what is not. Without that paper, the comparison is no good.
Part 2: what your house is worth afterward
This is where people get it wrong most. A remodel does not always come back in the price. Sometimes the house is worth more afterward, but not as much as you spent. Sometimes it goes up very little, because a buyer cares more about something else in the house than what you remodeled.
That is why I do not like to guess. What I can do is give you two numbers: what your house is worth today, and an estimate of what it could be worth after the remodel. An estimate, not a guarantee. With both numbers you decide with the calculator and not with the scare.
Part 3: what the remodel does not fix
This is the one people forget most. No matter how nice it turns out, a remodel does not change:
- The location. If the problem is the commute, it will still be the same commute.
- The lot. If you need more yard or more room outside, the work does not make it bigger.
- The bedrooms that do not fit. Sometimes you can add on. Sometimes the lot, the shape of the house or the cost means it makes no sense.
If what you are missing is on this list, you are probably paying to fix something that is better solved by moving.
When remodeling makes sense and when moving does
Remodeling usually makes more sense when what bothers you is inside the house (an old kitchen, a bathroom, a floor) and everything else already works for you: the location, the lot, the size.
Moving usually makes more sense when what is missing is exactly what cannot be moved, or when the remodel would take so much money that you would have no room left for anything else. And if you have equity, which is what your house is worth minus what you owe, that money can go toward the next house instead of into a construction project.
I say "usually" because this is your case, not a rule. That is why it gets compared with your numbers.
What you take with you
That you are not choosing between a quote and a move. You are choosing between three numbers: what the whole remodel costs, what your house is worth afterward, and what it costs to move, using a real number from a lender.
I tell you this because a lot of people spend first and do the math later. Once you have signed with the contractor, the math no longer changes anything.
