Waiting for Spring to Sell? Look at the September-to-December Window
Short answer: fall brings fewer buyers, but a larger share of them have a real deadline. And your competition leaves too.
With a median of 58 days on market in DFW, a home listed September 20 and performing like the median could go under contract in mid-November and close between December 20 and the first few days of January.
That’s the calendar you’re pricing into.
And “waiting for spring” isn’t the free option it looks like.
The calendar, counted backwards
Fifty-eight days is a median, not a promise. A well-priced home can sell much faster; an overpriced home can take much longer.
As a reference:
If you list September 20
Estimated contract: ~November 19.
Estimated closing: ~December 20-January 5.
If you list October 15
Estimated contract: ~December 14.
Estimated closing: mid-January.
If you list November 15
Estimated contract: ~January 14.
Estimated closing: mid-February.
If you list December 15
Estimated contract: ~February 13.
Estimated closing: mid-March.
Practical rule: if there’s a date you have to be closed and moved by, subtract roughly 90-100 days. That’s your list-by deadline.
Who buys between October and December
Nobody tours houses on a November Sunday just for entertainment.
During this window, many buyers have a clock:
A job transfer with a firm start date.
A lease ending December 31 or January 31.
A buyer who lost multiple offers in spring and is still pre-approved.
A buyer whose rate lock is about to expire.
A family that needs to be settled before the next school or work cycle.
The pool is smaller.
But the intent can be much higher.
You trade showing volume for seriousness.
Your competition leaves too, and that is the gift
In November, many sellers pull their homes “until spring.”
If you stay, you’re competing against fewer properties for buyers who have already decided they need to move.
In August 2026, DFW had 29,549 active listings and a median of 58 days on market (Realtor.com, via FRED at the Federal Reserve Bank of St. Louis). Statewide, Texas inventory was 5.4 months in June 2026 (Texas Real Estate Research Center at Texas A&M).
Around five months of supply is relatively balanced territory.
Nobody has absolute leverage. Strategy matters.
The “spring will be better” illusion
Yes, spring brings more buyers.
But it also brings more sellers.
Including the homeowners who pulled their listings in November and return to the market in February or March.
If your home is the best property in its price range, spring may favor you.
If your home is average in its range, additional competition may cost you more than the smaller fall buyer pool.
And waiting isn’t free.
If your carrying costs are approximately $2,900 per month, five months represents about $14,500 in mortgage, taxes, insurance, HOA and utilities.
Your next purchase is also exposed to rate movement.
Nobody can promise where rates will be in March.
How to price into this window
1. Price to be found, not to “leave negotiating room.”
Fall traffic is already thinner. You can’t afford to be invisible.
Buyers search in price brackets. A $429,000 home may not appear for someone whose search tops out at $425,000.
2. Consider a seller credit before a price reduction.
With rates around 6.8%, certain credits can help a buyer with closing costs or a rate buydown.
The math depends on the loan and should be confirmed by the buyer’s lender.
3. Don’t plan a December price reduction.
If you’re going to need an adjustment, making it before the lowest-traffic holiday weeks can give you a better chance to generate activity.
4. Don’t panic between December 20 and January 2.
Showings can drop during the holidays.
That doesn’t automatically mean your price is wrong.
Dates and taxes that matter
Homestead exemption
The general exemption and the rules for homeowners 65+ or with qualifying disabilities can affect the tax calculation.
The appropriate application is filed with the appraisal district.
If you purchase during this window, confirm directly with your appraisal district how the exemption applies and when you should file.
The 10% cap
The homestead limitation on annual increases does not mean the buyer will inherit the seller’s exact tax bill.
Buyers should review their own projected property taxes after purchase.
Insurance
Insurance cost and availability can directly affect a buyer’s decision.
Roof age, condition and documentation can be especially important when getting a quote.
Closing date
Closing at the end of December versus early January can have different tax implications.
That decision belongs with your CPA or tax professional.
Fall presentation
It gets dark early in late fall, and many showings may happen after 5 p.m.
Before showings:
Turn on exterior lights.
Use interior lamps on timers when possible.
Keep leaves off the lawn.
Take exterior photos while the yard is still green and well maintained.
Keep holiday decorating minimal.
Too much seasonal décor can quickly date your listing photos and visually shrink the rooms.
