The whole process, step by step, in Dallas-Fort Worth
What you walk away with, I tell you before the home goes on the market. And if you're selling yours to buy another, we plan that from the start so you're never left without a home.
Why this works
Nobody should sign something they don't understand
Buying or selling a home is usually explained fast, and in words nobody uses outside a real estate office. I work the other way around. I tell you what is going to happen before it happens, and we don't move forward until you are clear on what you are signing.
What my clients say
Real reviews, copied as my clients wrote them on Realtor.com and Zillow.
“She recently sold our home, and her performance was nothing short of extraordinary. She didn't just list our property; she crafted a strategic marketing plan, provided spot-on staging advice, and negotiated fiercely on our behalf… She has helped our family buy and sell multiple homes over the years.”
“We were out of town and on a tight timeline. Veronica actually went to at least 7 locations and FaceTimed us with all her opinions and recommendations. We bought this house before we actually even physically went there! And we couldn’t be happier!”
“Veronica made us feel as if we were her only clients. She was very knowledgeable and very quick to respond.”
“We had a great customer service, she understood what was important to me and my family. On the first consultation I went prepared with all my documents to start my loan; she got me pre-qualified so quickly. The whole process was so easy and smooth. She’s the best realtor ever.”
“Veronica was very professional, dedicated. She listened to what me and my family need and want in a home, she helped me get my loan so quickly, found us a home and even provided recommendations for all our services and some subcontractors to help us do some updates on our home.”
“Provided me with tips on staging the property, and what to do to help with curb appeal and making the home more appealing to potential buyers. Was very helpful with the sale of my home and in finding a new place for me to call home.”
“She is a really dedicated person and we love how she is always there when we need her.”
Position. Impact. Conversion.
The E.P.I.C. method
Four pillars behind every home I list. It is not a checklist an agent should get through. It is the reason your home ends up being the clear choice for the right buyer.
Value
Before we talk about price, we look together at where you really stand: what has sold nearby, what is for sale right now, and what the buyer will compare your home to. I show you where every number comes from, so the price is your decision and not my hunch.
Presentation
The photos are the first thing a buyer sees, and often the only thing. Every home I list gets professional photography, and a walkthrough video or drone when the home calls for it. Before that, I tell you myself what is worth fixing and what is worth cleaning, with enough time to do it without rushing.
Impact
Your home is entered in the MLS, which sends it on its own to Zillow, Realtor.com, Homes.com, Redfin and hundreds of other brokerage sites. On top of that, your home gets paid Facebook and Instagram ads, emails and texts to my own list of buyers, postcards to the homes around you, and an open house.
Campaign
A home isn't just posted, it's launched. Your home also gets its own page, with its own web address, so you can text it to anyone without it getting lost among other listings. Once it is on the market, you get a report every week with what the people who saw it said.
Buying instead?
The R.E.A.L. method
It is common to start by showing homes. I prefer to start by getting you ready, because the right home almost never goes to whoever saw it first.
Readiness
Pre-approval and representation before you see the first home, so you can act the day the right one shows up instead of chasing it.
Education
What your money really buys here, said honestly and from the start, before you fall for something that is not within reach yet.
Alignment
Fewer homes, better ones. We build the search around what you actually need, and for every home we see you will hear my honest opinion, even when it is not the one you want to hear.
Landing
Offer, inspection, financing and closing. I explain each step before it arrives, so the end of the process is boring.

Can a seller accept another offer while mine is contingent in Texas?
Yes. Under the TREC addendum the seller can accept another offer and notify you. You get the days in the addendum to waive, or your deposit is refunded.
